@sarahb What did your loan officer say when you asked them to refinance your parents place? If they won’t work with you then go to a loan broker who will have more options. If you can get your parents place refinanced, you should be able to buy the lot and have $15K for repairs.

I’m refinancing my home as we speak (30 year, 2.75%) but suspect a rental refi will be higher.
Just remember that a broker has access to multiple bank loans while your bank will only offer their loans.

It might be worthwhile refinancing your parents home to pull out enough money for the improvements and the vacant land.
What is your current rate and duration for your parents place and what do you think you can get now (since it is a rental, it might be a higher rate then for your home)?

@ultrahugewallet - Appreciate your thoughts particularly since I’m a T-Mobile customer (grandfathered in as a “pay as you go”). I will be looking for a plan in the future which includes some data (3GB would last me the year) so the Tracfone deal is very good. In addition it would be ~$2.50 per month.

It probably wouldn’t hurt doing it at a higher resolution. Next time you have to print a coupon, print it normally and print another in high resolution. Then give the cashier the first one and if that doesn’t work, then have them try the high resolution copy.

The question is, what return can you get with the available cash? If it can earn more than 3.75%, then don’t pay off the mortgage. Also remember, when you pay off the mortgage, that money will be difficult to access versus say being in the stock market. This is always a difficult decision and it comes down to: what makes you feel more comfortable?
