Thanks again to all for your suggestions. We ended up finding a little local bank who would give a second loan on our primary property. Borrowed enough for both the vacant lot purchase and to do the floors in my parent’s house. Bank paid all closing costs including a new appraisal. Only drawback now is they are 60-ish days out for closing.

We looked at HELOC but banks are not lending on my second home and my primary was recently purchased so I’m too close to the 80% LTV for them to loan 50k…Haven’t heard of Private Money Lenders but that’s certainly something to look into, thanks. Has anyone had a good experience with any particular private lending company?

@bc We first talked to two banks, the one who holds the mortgage on my primary home and the bank who holds the mortgage on my parents’. Neither will float a second loan on a property that is not my primary property. To get a line on my primary property, I’d have to pay for an appraisal up front and hope they find it satisfactory enough to grant the equity line/second mortgage.
After this frustration we went to our local credit union but their guidelines were even more strict and we walked out of there feeling defeated. Currently searching for recommendations for a broker who is willing to work with us. We have the income, we have the credit, just need to find someone willing to lend so I don’t have to shell out my cash.

I’m looking to purchase the vacant lot next to my house but need advice on types of loans. Do banks even loan for vacant property? I have some cash but not enough to buy it outright.
I’ve talked to the neighbor who is selling the lot and we’ve tentatively agreed on a purchase price of $50k. My income and credit should easily support this price, I just need advice how to best finance it.I currently have a mortgage on my home but I just recently purchased it and it is approximately at 80% LTV (based on an appraisal 5 years ago)
I own a second home which my parents live in (they lost theirs to foreclosure so I purchased a home solely for them). This property has a mortgage of about $55k on it with an unknown value - last appraisal was done about 10 years ago. I’m guessing it might be valued around $150k now.
Side note, I’ve been considering a $15k home improvement loan on my parent’s property to redo their floors but have no idea if I could finance that together?Welcome your questions and appreciate any advice you all might have. TIA!

Finally snagged a pair! Don’t know if it will help anyone else, but if it does, here’s my story.
I’ve been trying daily since this promo started with no luck. One day I found I could “get in line” as early as 9am (Eastern)… They automatically place you “in line” when the promo starts at Noon (Eastern).
So for a few days I clicked early and let them place me in line. Sadly, I was thinking I’d be placed near the front of the line. Actually on those days, the bar which shows the queue hardly ever moved.
Today, I was working and distracted most of the morning. By the time I realized it was Noon, I rushed to click the “get in line” button. It was 12:01 and I thought they would be all gone for the day. Nope! I was placed “in line” and within a minute or so the bar started to move. At 12:15, it reached all the way to the end and I was presented with a form to complete. A confirmation email was received a little while after that.

RE: Property Tax liability
A few years back with the real estate boom, my area in FL was one of the top growing areas in the country. Then, when many could not pay for their homes when the bubble burst, they simply abandoned properties. The following is my understanding which relates to my area, check with your local county though.
When you abandon a property, the taxes continue to accrue and you are liable for them. However, at some point, the county will want their money and they are able to sell your home to the highest bidder. (My county still does this on a weekly basis!)
When the property sells at auction, you no longer own the home and therefore no longer held liable to pay any back or future property taxes.
The highest bidder wins, and now owns, the property. The back taxes/fees are paid from their bid. Sometimes the winner pays as little as just the balance of the taxes plus auction fees! Any overage though is paid to other lien holders. If there are no other liens, the person who abandoned the property is entitled to the overage paid at auction. (They’d have to track it down though, they are not usually contacted to claim it.)
The new owner now may be responsible to pay any other liens on the property, including mortgage, if the winning bid was not high enough to cover it all. However most will find a good lawyer and have the liens cleared so they can have a sellable title - then they flip and sell these properties.
Not knowing the area where you live and how much is owed vs. market price, I don’t know that I can share advice. If I were in your position and the home was in my area, I’d sell the house and walk away with (hopefully) some money in my pocket. Best wishes to you however you choose to move forward!

I mailed mine in right away (about 3 months ago) and here is the message I got when I tracked my rebate:
We have received your claim, mailed form, UPC and receipt and your rebate is being processed. Your check will go out within 3-4 weeks.

Any and all recommendations welcome!
Looking for a Learning Management System online that would be used for 200-250 clients to take one class every two years. Maybe I’ll eventually create more courses but it’s not currently in the works. I don’t expect many clients in between this influx of 200 (maybe 5-10 people each quarter) so I would really like an inexpensive system so I’m not paying a whole lot when I’m not actively using it.
Features I need:
- white label, or ability to add my own customization to client’s interface
- create the course in the LMS (or import ppt)
- supports video, images, etc on all devices
- be able to create and include quizzes
- send custom certificates upon completion of course
- maintain record of which users have completed the course
- restrict access to only pre-approved clients/emails
- allow clients to access 24/7
- would be nice to have live desktop/webinar-type training available (like go to meeting) but not a requirement
- preferably online but open to ideas for a local software - whatever is going to work best for my needs

I sent a submission through their “contact us” form on Friday because my bonus card was showing a $0 bal but I had never used it… Did not hear back and called customer service late on Monday. Representative said she was forwarding my issue to the gift card dept and I should get an email or call from them in 3 business days. Tomorrow is the third day so I guess I’ll follow up with another phone call on Friday if I don’t hear from them first. I just really hope they clear this up before the card expires…
